Tips for successful tenant relationship management

Many people are always looking for good relationships between tenant and landlord and there are many issues that you have to get through if you are going to have any success in getting that good relationship.  Marketing and management rental property is hard enough work and there are many things that need to be looked at closely and obeyed if you are going to have a successful tenant relationship. Ten tips from Rentate are:

1. Keep to your word – Your word is your bond, or it should be that is. When you say that you are going to do something, be sure that you do it. There are many times when landlords neglect this simple policy.

2. Repair quickly – When things go wrong in the area, you need to be on the spot to repair any damages quickly. When you do this, people are more likely going to rent from you again and you will have a good report.

3. Respond to disturbances - When load noises happen, you need to be able to provide someone to give you’re the peace of mind of telling other tenants to calm down and in some cases, you call the police.

4. Make them feel safe – This is done by installing surveillance cameras in the area to give them the added security that they are protected and their things are protected as well. When this happens, you can make them feel safe.

5. Be attentive to their needs – When they say that they have a problem with something, listen to them. When you do this, you will be able to show your tenants that you care for there opinions and will respond to them.

6. Give receipts for rent- Always do this to show that you are in charge of your finances. People love a landlord that is in charge with their lives. When you have the receipts to give to the renter, they can’t say that they already paid you.

7.  Show them what they spend – Break down the bill by stating what they are paying for. If there are gardening fees, pool cleaning fees, etc, it is important to list the service and how much the renter is paying for the service. That way there is no misunderstandings.

8.  Pay the bills on time – As the landlord, there are going to be some bills that you are going to have to pay with the money you get from the tenants. Be sure that you pay them on time so that nothing gets shut off. This will put a dent in your relationship.

9. Give holiday cards – This shows care to your tenants and they in turn will be prompt on payment for the area they rent. A nice card recognizing that they are there is a nice gesture to give to your tenants.

10. Be in a happy mood – Whenever you meet with your tenants, be in a happy mood. This makes for all conversations with the tenants friendly and open. This is something that all tenants and landlords alike should practice.

Many people have the fear of their landlords because they are the collectors at the beginning of the month for their rent money. But you can be a little bit more than that and give your tenants the things they want without trying to scheme them in any way. This way you will have a better relationship with your tenants and they will respect you.
